{"id":13129,"date":"2019-09-20T15:08:56","date_gmt":"2019-09-20T22:08:56","guid":{"rendered":"http:\/\/www.marketriders.com\/investing\/?p=13129"},"modified":"2019-09-26T13:09:01","modified_gmt":"2019-09-26T20:09:01","slug":"should-you-wait-for-interest-rates-to-go-down-before-refinancing","status":"publish","type":"post","link":"https:\/\/www.marketriders.com\/investing\/should-you-wait-for-interest-rates-to-go-down-before-refinancing\/","title":{"rendered":"Should You Wait for Interest Rates to Go Down Before Refinancing?"},"content":{"rendered":"<p>The news recently has been crammed with very surprising stories about negative interest rates in Europe.<\/p>\n<p>Trillions of dollars in corporate and government debt has turned negative. <a href=\"https:\/\/www.marketriders.com\/investing\/investor-fact-bond\/\">Bond<\/a> prices and yields move opposite to each other, so a rush into bonds has created this unusual new environment.<\/p>\n<p>The trend has extended even to consumer borrowers.\u00a0In Denmark, for instance, there are banks making home loans at zero percent \u2014 even negative 0.5%.<\/p>\n<p>It&#8217;s hard to wrap your head around, but the simple explanation is that while borrowers will still make payments, the amount they pay back ultimately is lower than what they borrowed.<\/p>\n<p><img loading=\"lazy\" class=\"alignnone wp-image-13132 size-large\" src=\"https:\/\/www.marketriders.com\/investing\/wp-content\/uploads\/2019\/09\/kitchen-2165756_1920-800x530.jpg\" alt=\"\" width=\"640\" height=\"424\" srcset=\"https:\/\/www.marketriders.com\/investing\/wp-content\/uploads\/2019\/09\/kitchen-2165756_1920-800x530.jpg 800w, https:\/\/www.marketriders.com\/investing\/wp-content\/uploads\/2019\/09\/kitchen-2165756_1920-300x199.jpg 300w, https:\/\/www.marketriders.com\/investing\/wp-content\/uploads\/2019\/09\/kitchen-2165756_1920-768x508.jpg 768w, https:\/\/www.marketriders.com\/investing\/wp-content\/uploads\/2019\/09\/kitchen-2165756_1920.jpg 1920w\" sizes=\"(max-width: 640px) 100vw, 640px\" \/><\/p>\n<p>Before you rush to check your passport, consider the chances that very low, zero and even negative <a href=\"https:\/\/www.marketriders.com\/investing\/investor-facts-what-is-interest-rate-risk\/\">interest rates<\/a>\u00a0could come to the United States.<\/p>\n<p>None other than Alan Greenspan, the former chairman of the Federal Reserve, thinks it will happen.<\/p>\n<p>\u201cYou\u2019re seeing it pretty much throughout the world. It\u2019s only a matter of time before it\u2019s more in the United States,\u201d Greenspan <a href=\"https:\/\/www.cnbc.com\/2019\/09\/04\/alan-greenspan-says-its-only-a-matter-of-time-before-negative-rates-spread-to-the-us.html\">told CNBC<\/a>.<\/p>\n<p>Meanwhile, President Trump is jawboning current Fed chief Jay Powell to hurry up and drop the benchmark rate to zero. (Powell may cut, but probably not so drastically.)<\/p>\n<p>First, careful what you wish for. Extremely low rates mean that interest paid on bonds, certificates of deposit and saving accounts also will fall. That&#8217;s hard on retirees.<\/p>\n<p>Second, forcing rates downward will not automatically mean lower rates on loans and credit cards. Some types of borrowing will get cheaper over time, but probably not unsecured loans.<\/p>\n<p>Finally, there&#8217;s more to borrowing than solely the interest rate.<\/p>\n<h2>Cashing out<\/h2>\n<p>Borrowing $250,000 for a home at a low rate is great \u2014 but borrowing for a shorter duration is better.<\/p>\n<p>For instance, a 30-year mortgage at 4% will cost you $1,194 a month, not counting escrow, repairs and taxes. A 15-year mortgage on the same terms will cost you $1,849 a month.<\/p>\n<p>But your house will be paid down in half the time, so the total cost of the loan is very different.<\/p>\n<p>The 30-year loan costs\u00a0$429,674 and the 15-year costs\u00a0$332,860 \u2014 a difference of $96,814.<\/p>\n<p>Refinancing, too, is a great idea, but only if the savings outweigh the immediate cost in fees of sourcing a new loan.<\/p>\n<p>Broadly speaking, experts contend that you should not refinance unless you can save 2% on your rate.<\/p>\n<p>But it&#8217;s pointless to refinance to a longer term unless, for instance, you must lower your cost of living. In the end, you&#8217;ll pay more.<\/p>\n<p>It&#8217;s also hard to justify &#8220;cash out&#8221; refinancing, unless you plan to use that payday to substantially improve your home (hello kitchen renovation!), buy another home as an investment (or another investment altogether) or pay down <a href=\"https:\/\/www.marketriders.com\/investing\/budgeting-too-hard-try-a-quarterly-debt-review-instead\/\">costly revolving debt<\/a>.<\/p>\n<p>The current 30-year fixed mortgage is about 3.5%. Will it fall to 1.5%?<\/p>\n<p>Possibly, but consider carefully your reasoning for refinancing.
